Commercial property

Years of work in design and construction companies gave me rich expertise in designing commercial property objects: health care, children’s and sport facilities, many office spaces of different classes. Deep knowledge of construction requirements and wide practice allow me to implement successful projects of comfortable and safe spaces.

*Both distinctive features and typical characteristics of a specific object are taken into account in the process of preparation of each design project.

Work at commercial objects includes several stages:

Preparatory stage

First meeting includes primary familiarization of an architect, Customer and his/her team. I strongly recommend to the Customer to bring the plans of Project and Inventory Bureau and technical specifications of the premise in question (electricity, water, gas, etc.) and requirements of the management company or an owner of the premise (in case of rent) to our first meeting which may take place directly at the object. This will substantially simplify the process of effective discussion of the targets set for me. At this stage I may prepare the Technical Specification, do questionnaire and photos at the object and make the Design Agreement. After signing of the agreement and payment of the advance the work on the design will start.

Functional zoning and space-planning solution

Taking into account the data collected in the technical design specification I prepare a couple of versions of object functional zoning. At this stage relative specialists shall be involved (which are specialized in electricity, water supply system and sewage, ventilation, low power networks, etc.) because issues of engineering for commercial objects may have a serious impact on the space-planning solution and the concept. One version of space-planning solution will arise as a result of mutual cooperation with the engineers (during the meetings or e-mail exchange). Work on image and general concept will start after its approval by the Customer.

Image concept

At this stage the image of the object is focused on: color, light scenarios, attraction zones, visitors’ circulation arrangements, etc. We determine the type of decoration materials, color and patterns for all the function zones, choose the basic furniture, match engineering networks with the general interior concept. The Customer will receive the album of 3D-visualizations with key premises and a number of explanatory drafts and collages.

Working documentation

At this stage all the drafts resulting from the above acts shall be gathered in the album of working drawings which fixes main information for implementation of the project by the team of qualified workmen. A close cooperation with relative specialists takes place on a mandatory basis.

The working documentation includes:

  1. List of the basic packet drawings.
  2. General data,
  3. Measuring plan*,
  4. Photo fixation,
  5. Plan of demolition (if appropriate),
  6. Architectural plan including arrangement of furniture,
  7. Assembly plan,
  8. Floor plan,
  9. Door assembly chart with the list of door assembly,
  10. Ceiling plan,
  11. Ceiling sections (if appropriate),
  12. Plan of lamps including specification,
  13. Size plan of lamps,
  14. Scheme of turning-on lamps,
  15. Plan of wall decoration,
  16. Elevation views of premises,
  17. List of decoration (principal decoration materials),
  18. Joints and parts (if appropriate),
  19. Sketch drawings of integral and tailor-made furniture (if appropriate).

*A Measuring plan by method of laser scanning shall be ordered in a specialized organization if the configuration and size of the premise is complicated, there is a great deal of minor details (“old-aged housing”) or when it is impossible to make measurements with the help of usual technical facilities.

The specific features of commercial object interior design:

  1. Mandatory cooperation with relative specialists starting from the first stages of the project implementation.
  2. No issues of approvals by relevant state authorities are stipulated in the contract for commercial object interior design.
  3. Engineering sections are the responsibility of the contractors.
  4. The time required for cooperation with relevant specialists is taken into account when the time schedule of design works is prepared.

The commercial premise design costs from 500 to 2,500 Russian rubles per sq.m. The price depends on size and purpose of the object.
