The schedule of payments and amounts are set forth in the contract for design project preparation. The proportion of payment for the works in a small apartment (up to 50 sq.m) is typically 50/50 (50% is paid in advance and 50% is paid after the designing is completed).
In case of large projects a 30/40/30 formula is used: (30% is paid in advance, 40% is paid after completion of planning and conceptual solution, 30% is end payment after acceptance of a working documentation). Payment is made via bank transfer to the actual executive party.

On average, work on all the stages of a design project of a small apartment (up to 50 sq.m) takes one or one and a half months. Design of two- or three-room apartment takes two and a half or three and a half months. If just conceptual and planning solutions are prepared the terms may be shortened up to one calendar month.
It is necessary to take into account that terms of designing depend also on the speed with which the Customer is ready to react to the solutions offered by an architect. The approval term is difficult to forecast beforehand, taking into account the difference in approaches to decision-making process practiced by different Customers due to individual reasons.
In order to efficiently optimize timing our team tries to prepare a design specification detailed to the highest extent, collect all initial data about the object, clarify and take into account all wishes and expectations of the Customer before designing works start.
You should avoid this situation; however we can face it very often in our practice. As a rule the Customer wants to start construction works and simultaneously order the design project because he/she tries to shorten timing of renovation and speed up the result. Practice demonstrates the opposite picture: prolongation of terms due to layers of tasks unsolved; need to correct current mistakes made by repairmen; unpredictable growth of the budget.

Construction is better to start after clauses 1-5 are fulfilled. If the sequence is mixed or one of the stages is excluded it may lead to loss of money, time and another unpredictable result. The exemptions from the rules described are objects from the old dwelling stock. For example, once we worked with an old dwelling stock object which required sound structural reinforcement (walls, covering, window openings) before any decoration works might start and their completion took more than one month. Proposals from newcomers who work for their portfolios. You may see no difficulties at the designing stage: everything is good and you like it. But troubles may start at the implementation stage, when it will become clear that there is lack of sockets at the object while certain equipment has been already purchased, or there is lack of space for some furniture and the shower stand is set at such a height that only a child can use it.
You should define at once if you are ready for the experiment which may cost you extra expenses. Also you can face global inconsistencies: the picture shows you one kind of furniture and reality shows another, for example, if the designer’s wishes conflict with the Customer’s financial abilities or terms of delivery of the items ordered.
Proposals from people of another profession, who wish to design interiors for pleasure or as a hobby. These people are able to cope with simple decoration tasks. But you shall keep in mind that the task is prepared for their own pleasure and it is supposed a priori that you may only praise their efforts without negative comments which would be out of their concept of hobby.
Besides it may be dangerous to deliver full responsibility to an amateur designer: it may be so that he/she does not know normative regulations influencing security and health of inhabitants.
Proposals from practicing designers to take part in implementation of bold and avant-garde design projects. This option may be a good decision if you feel morally and financially ready for such experiments and match designer’s criteria of selection. In this situation you will not choose but will be chosen yourself.

You should not expect individual approach: construction companies often practice line production. A sector of top decoration services may be a comfort exclusion when the cost of design project is insignificant compared to the cost of works and the company may afford a department of excellent professionals in design.

Everybody can decide what option suits him/her depending on his/her personal expectations and abilities. Just remember that it is kind of arrogance to expect from free option the same result as from comprehensive work with a professional under a contract.
Field supervision is a service provided by an author of a design project or a representative of the author’s team, which is aimed at securing compliance of results of renovation and decoration works to design project prepared before. In other words during the field supervision an architect or a designer observes that construction workers follow project solutions.
An author shall keep in mind end result at any stage of works, starting from disassembly, while construction workers are free from having such a picture in their minds. If during the works some current troubles arise the author of the project will solve them together with the construction workers. Necessary amendments may be made to the design project as well and additional drawings of joints and details are prepared. The service implies a record book of field supervision or minutes of visits.
Field supervision may help to liquidate serious construction errors or detect and immediately resolve a current trouble which was not evident at the designing stage. It is especially important for the old dwelling stock conditions limiting the possibility to make disassembling works before designing starts. You shall divide field and technical supervision.
Field supervision may be unnecessary if the object is small and simple or when you have a competent interior project and enough time for communication with construction workers. It seems reasonable to order this service if you have no renovation experience, no time, if your object is large in size and if your budget is big enough.
Unlike field supervision technical supervision is performed by a technical supervision specialist who has respective construction education. The responsibilities of such a specialist include verification of compliance of works made by construction workers with construction norms, regulations and standards. A representative of technical supervision verifies that concrete screed is smooth and walls are vertical enough, examines cable section and routing of utility networks, checks if engineering equipment is correctly installed and connected, etc.
A technical supervision specialist shall be present at the objects which require serious rearrangement. Otherwise you will face difficulties when you submit an apartment for approval of the Interagency Committee and put the object into operation.
As to small objects such specialist may be called if the Customer wishes so. It seems reasonable to apply separately to a representative of technical supervision if the renovation implies big budget and the project is full of complicated technical solutions. Also this additional service will allow to avoid technical errors and troubles during future object operation.
The issue of saving funds during the renovation works always arises and has become more crucial lately. Renovation in an apartment, house or office is expensive process and we understand the Customer in his/her wish. Let’s describe the items which may and even must be saved on and those which should not.

You can essentially save if you purchase on promotion offers or at sales. However it demands certain skills and time from you and the result sometimes is not worth efforts spent.
Items which are better not to save on (such saving may lead to serious extra expenses with the lapse of time):
Water supply. We kindly advise you to install a collector distribution allowing to set all taps and water counters in a single place where convenient access for servicing is arranged. In force majeure circumstances you will know exactly what hatch to open and where taps shall be blocked.
Also you should not save on magistral water filters. We advise you to buy metal filters (there were cases of tapping out a bottom of plastic filters in the situation of water hammer in our practice, which resulted in flooding of several floors in a house).
Also we advise you to install a leak defense system (Neptun, for example), which will control internal distribution even if you are absent and automatically close magistral pipes in case of leakage;
Electricity supply. You should not save on electricity (automatic breakers, emergency circuit breakers, cables, electric fittings (sockets, switch-offs) of good quality) which is directly connected with fire safety in your premise.
Electrical works shall be mandatorily performed by qualified specialists in compliance with the electrical engineering regulations. When non-qualified workers are employed you may suffer a damage of household appliances, inflammation or smoking.
We advise you to include in the project more sockets than you will probably need, which will allow you to avoid using extension poles and other devices and will make it possible to move the furniture without inconvenience;
Ventilation and conditioning. If you plan to install a conditioning system you should think it over beforehand because inclusion of a conditioner after completion of renovation works is more labour-intensive process.
Also you should remember that in accordance with the Regulation of the Government of St. Petersburg No 1135 of 14 September 2006 “On Approval of Regulations of Maintenance and Repair of Facades of Buildings and Facilities in St. Petersburg” installation of a conditioner requires special approval.
